Head of Property Development

Position Overview

We are seeking an experienced Head of Property Development to lead the organisation’s property development portfolio from feasibility and concept through to sales, delivery, and handover.

The ideal candidate will have 8+ years of relevant property development experience, with proven property sales experience being mandatory.

Key Responsibilities

• Lead the end-to-end property development lifecycle from feasibility to completion and handover.
• Identify and evaluate new development opportunities and market potential.
• Lead project feasibility, financial analysis, budgets, pricing, and commercial strategy.
• Develop and execute sales strategies and take ownership of project sales performance.
• Monitor market trends, customer demand, competitor activity, and pricing.
• Oversee project progress, budgets, timelines, quality, and key development risks.
• Work closely with Finance, Sales, Marketing, Project Management, consultants, contractors, and other stakeholders.
• Identify commercial risks and opportunities and take proactive corrective action.
• Prepare regular updates for senior management on project performance, sales, financials, risks, and forecasts.
• Lead, manage, and develop the property development team.
• Ensure projects achieve agreed commercial, financial, and strategic objectives.

Requirements

• 8+ years of relevant property development experience.
• Proven property sales experience – mandatory.
• Strong understanding of property development, feasibility, pricing, and market analysis.
• Proven experience managing projects from concept through completion.
• Strong commercial and financial acumen.
• Excellent negotiation and stakeholder management skills.
• Strong leadership, decision-making, and problem-solving abilities.
• Bachelor’s degree in Real Estate, Business, Finance, Engineering, Architecture, or a related field is preferred.
• UAE/GCC property development experience is highly preferred.
